When can you raise the rent?

Since May 2026, a Section 13 notice is the only lawful way to increase rent in England. One with the wrong dates is void and can’t be amended: you re-serve, and the increase slips by at least two months. Two questions and you’ll know your dates.

Why this exists

I let two houses in Berkshire. My agent finds the tenants and collects the rent. Everything else is mine to remember: the gas certificate, the electrical report, proving the tenants actually received them, the rent increase. I kept it in a spreadsheet and a slowly worsening feeling.

The rules also changed underneath me: the Renters’ Rights Act, deposit compliance now gating possession, EPC C by 2030, Awaab’s Law heading for private rentals. Landlord number one here is me, and every rule Wellkempt applies is one I need applied to my own houses.
